2017 Breckenridge International Snow Sculptures Championships
Posted by toby | Thursday, February 2, 2017

This is one of our favorite events of the year. It truly is spectacular. If you have never been, you must experience this one of a kind event. Teams from around the world come to Breckenridge to carve snow sculptures from a ten foot block of snow. Sculpting with snow has its own set of complications. Not only do teams compete against each other, they also must work against weather conditions and time. Too much sun will cause the fragile sculptures to melt. Too much snow can add extra weight or obscure detail on the structure. They have 65 hours to complete their sculpture and many carve throughout the night. Teams are only allowed to use rudimentary tools - no power tools. You’ll see pick axes, wire brushes, chisels and even a garden ho or two. Here are some of our favorite sculptures.

Sweden’s “4(ever) Wheels Reflection”

This sculpture is meant to reflect on the duality of our relationship with vehicles in modern society. Note the impressive detail and structure of this sculpture. It looks as if this car could drive right off its snow mound and speed off!

China’s “Mermaid”

This sculpture just drew me in. The expression and soul in the mermaids was striking. They seemed to move and shift with the light around it.

Team Turkey’s “Wormholes of the Universe”

Every year we get one or two sculptures that seem to defy gravity. This year’s “Wormholes of the Universe” and Team Vermont’s “(What’s Your) Sine Wave” do just that. This year’s sculptures were finished on Saturday am and will be open for viewing throughout this upcoming week. We encourage you to check out this one of a kind event. The forecast for this week predicts some sun and warmth, so these masterpieces will not last long! See you there.

Celebrate Winter with Ullr Fest 2017!
Posted by toby | Friday, December 16, 2016

Breckenridge winter family activities

Every January, locals and tourists gather for Ullr Fest to celebrate the reason we are all brought together – a passion for snow and winter!

This annual festival in Breckenridge takes place every January.  It is a weekend long festival with events for the whole family - a parade, an attempt at a world record, ice skating and more. You will find something for everyone is your family!

Before we get into the specifics, let’s get into a little history. Ullr is the Norse god of winter. He is known for traveling the countryside on skis or skates and being a lover of snow and winter. He is also known to love a good party, be handsome, strong with a bit of a rowdy streak. (Can you see why locals love him?) To locals, he brings snow and optimal winter conditions to worthy skiers and snowboarders.

This festival is our time to celebrate winter and blow off a little steam. Consider it a weekend long party or snow dance.

The festival kicks off with a parade and a world record.

Ullr 2017 Breckenridge winter activitiesParticipants over 21 years of age are invited to join in breaking the world record for the World’s Longest Shot-ski. If you have never seen a shot ski before, it is a ski with shot glasses attached. The shot takers line up, lift the ski and take the shot together. In this case, a quarter mile worth of skis are attached. Last year, we had 831 participants!

Immediately after the shot-ski, we have the parade. Locals do enjoy getting dressed up in their Viking costumes, so expect to see some characters - on and off the floats. Local businesses pull out all the stops for their floats. Past years have had floats towing skiers, hot tubs complete with crazy locals in bikinis, giant snow globes and all manner of rowdy locals.

If you are looking for a more family friendly activity, there will be a hockey game at the ice rink. Steven C. West Ice Arena will also have public ice skating and Ullr helmet decorating for the kids in your family.

Breckenridge winter family activitiesFamily Snow Day, at Carter Park, will have snowman contests, sledding and other games for the whole family.

Lastly, what winter celebration is complete without an ice plunge? Watch over 200 people prove their bravery by jumping into Maggie Pond in the dead of winter.

To see photos of past years, as well as a full schedule, visit GoBreck.com. See you out there! Pray for Snow!!

Our Favorite December Holiday Events in Breckenridge
Posted by toby | Monday, November 28, 2016

Breckenridge Holiday Activities If there’s a town in Colorado that’s really bustling in the month of December, it’s Breckenridge. The quaint town of Breckenridge is renowned for its ski resort and holiday festivities that look and feel like they came straight out of a postcard. In addition to the cozy and welcoming Christmas lights lining Main Street, Victorian-style architecture from the 1800s, fresh white powdery snow, and horse carriage rides, Breckenridge boasts a handful of holiday events that significantly add to the winter wonderland experience the town has to offer. We decided to feature the following three Breckenridge holiday events as our favorites simply because these events are truly memorable and cannot be missed.

Our Favorite Breckenridge Holiday Activities

1. Race of the Santas

December 3, 2016. This is one of the yearly events in Summit County much anticipated by the locals. It takes place on the first weekend in December every year. This year, it will benefit a local charity called Adopt an Angel. You will see over 400 participants, all of whom are adults donning Santa suits, maneuvering through a course stretched out for six blocks. There is a cookie and milk station along the way, and the top winners of the race will be crowned with Ullr helmets and given other prizes. Both locals and visitors can participate and/or help a participant raise money for the charity. This race has raised at least $8,000 for various charities since the tradition began. You can register here.

2. Lighting of Breckenridge

Our Favorite Breckenridge Holiday Activities

December 3, 2016. Nothing shows off Breckenridge’s small town charm than the Lighting of Breckenridge. Locals and visitors alike gather together right after sunset to watch the massive Christmas tree next to the Breckenridge Welcome Center light up for the season. It’s a great way to top off a day full of festive events like the Race of the Santas, dance shows, holiday carols, and the Bernese Mountain Dog Parade. Be sure to head over to the Blue River Plaza for some free hot cocoa and cookies at 4:30!

3. Torchlight Parade

December 31, 2016 (New Years Eve). Head over to town to watch the folks from the Breckenridge Ski & Snowboard School glide down from the top of Peak 9 while carrying torches. Watching them illuminate the entire mountain after dark is really something to write home about. Even better, stick around until 9:00 PM and you will get to enjoy the fireworks, too!

Why Use a Vacation Rental Manager?
Posted by toby | Thursday, November 10, 2016

Hire a Vacation Property Manager

At some point after acquiring a vacation rental property, every landlord asks himself this question: Why use a Vacation Rental manager? What can a Property manager do that I cannot do myself?

It's a really good question, and we're here to answer it. Here are five good reasons to hire a property manager for your vacation rental property:

1.  Industry Knowledge

VRBO and AirBnB are not the whole of the vacation rental industry; they are an important part of it, but small part of a very large industry.  A professional Vacation Rental Manager will study and harness vacation rental trends, best practices, inside information, and emerging technology to elevate the success ofthe properties they manage.

Do you know the daily occupancy rate in your market?  Are you aware of the timing of local tourism marketing efforts and the reach of those efforts so you can capitalize?  Do you shop competitive rates weekly to ensure you are positioned well within the competitive set of properties in your market?  Do you know the overall demographic profile of your potential guests, and how that translates into their ideal vacation experience?  What technology do you use to manage the guest lifecycle, and what is the uptake percentage of that technology?  How widely distributed is your property across the OTA, wholesale, and transactional third party booking partner sites that make up a large and fragmented online travel market?

A professional Vacation Rental Manager will have a quick and educated answer to all of these questions, as well as dozens more building blocks that formulate an effective management strategy.  Our goal is to be students, experts, and leaders in a very complex industry, providing our owners and effective and professional resource to maximize the management and revenue of vacation rental properties.

A true professional Vacation Rental Manager will ensure you never question why you partner with them, and will be far more valuable than any commission percentage you may pay them.

2. Less stress for you

Managing your vacation rental property can be extremely time-consuming and challenging, no matter if you live close by, or many miles away.  Providing quality management and guest services requires instant and rapid response times before, during, and after a guest stays in a property.  To manage properly, it must be a full time job and not a hobby or weekend activity.

You have to stay on top of multiple important property managing duties, such as handling bookings, scheduling and managing housekeeping, ensuring pre arrival readiness, stocking consumables and amenities, providing guest services and communications,  and being on-call to handle any issues that may arise

during a guest's stay. Managing a vacation rental property is a full-time job, and if it gets too stressful for you, the quality of your guests' stay might suffer, which brings us to the next point...

3. Better online reviews

A happy guest is a five-star review.  On the reverse, an unhappy guest is a potential one-star

review. In addition, an unhappy guest is far more likely to leave a review than a happy guest.  Vacationers expect a high quality “hotel experience”, and full satisfaction with their vacation.  If you're unable to provide an optimal lodging experience to your guests due to not being locally present, your own full time job, being too busy with your everyday life, or any other reason, you need to use a property manager.

A qualified property manager will make it his job to be wholly dedicated to your property and guests. He/she will be on call to handle any issues that may arise with the property or your guests. Such attentive customer service can lead to glowing reviews of your property, which in turn leads to more bookings.

4. Constant supervision of the property

In addition to being on call every time a guest stays at your property, a professional property manager also keeps an eye on your property and ensures that everything is in working order for the next booking. He also takes care of repairs right away, manages housekeeping, and stays on top of cosmetic

improvements. Not only does having your property so well-maintained please your guests, but it also can have a huge positive impact on its real estate value.  Professional managers manage your revenue, but more importantly, they manage a large and complex investment asset- your vacation rental property.  Ensuring your property is enhanced and appreciating in value over time is just as important as your yearly gross revenue.

5. Local connections

Your property manager should also be a well-connected local who can provide you efficient and effective housekeeping, repairs, property maintenance, and more. If you don’t live in the area, you might benefit greatly from your property manager’s local connections, and internal staff.

Once you’ve got an expert looking after your vacation rental property, you can finally kick back and relax with a glass of wine while the rent checks roll in, comfortable in the knowledge that you have a professional looking after your investment.
