Do you rent your property directly or do you use a management company?
With OneRes you can have the advantages of both with the disadvantages of neither
- OneRes will double the exposure of your unit on the internet through a more comprehensive marketing approach, reducing your likelihood of missing a booking due to one dimensional advertising of your unit.

OneRes program.

- You let Resort Managers conduct all of your rental marketing.
- You get to use Resort Managers resources to make money for yourself.
Resort Managers can coordinate housekeeping, repairs, late night calls,
and check in/out of guests, reducing the burden if you choose to
coordinate your rentals through
OneRes.
- You won’t have to spend another minute of your time researching and
setting rates, revising your availability calendar, processing payments,
or paying lodging taxes. We can do it all for you with
OneRes!!
- Your unit benefits from exposure through our GDS, pay per click ads, links
and banners on travel sites, Search engine optimization, print
advertising, and extensive direct mail marketing to our past guests.

OneRes!!!
Limited management
- You continue to manage all of your own rentals,
collect all of our own revenue, and conduct all of your own advertising
without any interference from Resort Managers.
- Resort Managers can provide you, at your
discretion, the following services- Pre and post guest stay property
inspections, maintenance calls, housekeeping, concierge services, and
guest check in/out at our main street location.
Partial Management
- You can continue to conduct all of your own
rentals through Resort Managers. You can do as much or as little rental
management as you like, we will take care of the rest.
- Resort Managers will market your unit in
conjunction with you and fill in where you need additional bookings. We
will coordinate inspections, repairs, housekeeping, check in/out, and
general unit maintenance for your unit. We will also take care of all
accounting, reporting, and lodging tax payments for your unit. You will
have access to a real time, online unit tracking portal where you can
reserve your unit for personal use and track occupancy and production
figures.
- Any rentals you book directly will incur only a
15% fee for all the above services. Any Resort Managers bookings will
incur only a 40% fee. Maintenance and linen fees also apply.
Full service management
- When Resort Managers has proven itself to be a
valued ally in the rental of your unit and you have complete faith in
our services you can step up to the full service management plan. We
offer a very owner friendly, full service management program called
Onefee.

- By utilizing our oneres program Resort Managers can be an active participant in your RBO direct bookings. At Resort Manager's we understand that your goal is to fill your Breckenridge Vacation home many nights per year as you can and increase your net revenue, which is our goal as well. If you are a participating owner we will work alongside you in achieving that goal.

- Our onefee program is just what it states; your management fee is the only fee you pay for full service management of your Breckenridge lodging. Your revenue split will not be eroded away by endless additional expenses you missed in the fine print.
- As a Resort Managers owner, in addition to our low onefee program, you will also receive two free owner cleans per year.

- Our onerate program offers your guests the same benefits you receive as Resort Manager Owners; the nightly rate is all they pay. Your guests pay the advertised rate with no surprises or hidden fees that cut into your profits, drive up the nightly rate, and alienate what could have been a loyal guest
- Your guests will be able to take a virtual tour of your unit prior to booking to ensure a clear and honest depiction of your unit.
- You have 24/7 access to our web based owner reporting/reservation system. You can track your unit occupancy, view your financial information, and reserve your unit for personal use in real time, anywhere there is an internet connection.
- Your guests will be treated as valued guests, not cattle. All guests will receive the type of courteous, prompt, and personal service that will convert a one time guest into a long time customer.
