What to Do When You See Wildlife

Seeing wildlife is one of the most magical parts of enjoying the outdoors in Colorado. You can encounter moose, big horn sheep, mountain goats, pika, deer, and even bear. They are all beautiful and graceful and it is truly a joy to see them in their natural habitat.

That being said, it is important to remember that you are in its home and habitat. No matter how beautiful, wildlife are indeed wild animals and will respond to you with natural, animal instinct. If you do not treat wildlife appropriately, a wildlife encounter can quickly become dangerous.

Keep Your Distance

The best way to ensure your safety and the animal’s safety is to stay a respectful distance from the animal. Even a mild animal can react if they feel backed into a corner or surprised. Don’t directly approach an animal. Make plenty of noise as you hike on a trail, so wildlife won’t be surprised by your approach. You can wear a bell, or shout occasionally to announce your presence.

When You Get Too Close

Bears, mountain lions, and moose can be particularly dangerous if you get too close. Bears are generally afraid of humans and don’t want to be near you. However, if you catch one by surprise, or get between a mama and her cub, it may attack. Mountain lions are rarely encountered in the wild. But, as private property encroaches on mountain lion territory, human/lion interactions are happening more often. Small children or pets can be perceived as prey and attract lions. It is important to watch children playing outside and keep them near you on the trail. If you encounter a mountain lion or a bear too close, make yourself look larger. Put your hands in the air or pull a jacket up high over your shoulders. Speak firmly and calmly, saying a phrase such as “I’m going to back up!” Then back up slowly. Resist the instinct to run, that can signal that you are prey.

Respect Moose

Moose are different. Moose are very curious and usually not afraid to approach humans. While they look friendly and docile they can be very dangerous. Male moose are territorial, especially during the fall and may defend their territory. Female moose are protective of their young calves during the spring. The only predator moose face are wolves, as a result, dogs can also trigger a moose’s aggressive defense instincts. You can tell a moose is agitated or in an aggressive state when its ears are laid back flat and its hairs are raised on its back. In a moose encounter, first you want to stay calm and make yourself look large. If the moose charges, it is ok to run. Get a large object such as a tree or car between you and the moose. If you fall down, return to a standing position as soon as possible. In the presence of a moose keep your dog on leash and under control.

Stay Safe

Negative encounters with wildlife are very rare. When you are being safe and smart in the wilderness, you will get to enjoy your wildlife encounters. Never feed wildlife and never approach them at an unsafe distance. For more information about how to camp and hike safely in bear and mountain lion territory see the Colorado Parks and Wildlife webpage.

How We Protect Your Vacation Rental from Damage and Bad Renters

Your vacation rental is not just a rental home. It’s your second home! You want it to stay in great shape for you and your renters. Bad renters can cause damage that can cost you money and headaches. Everyone has nightmares about renters who trash a place. We don’t want you to lose any sleep over worrying about your property. There are several ways Breckenridge Resort Managers protects your vacation rental from bad renters and damage.

How Do We Prevent Bad Renters?

Each renter goes through a screening process to ensure that they are a good match for you and your property. In addition, they are asked to sign a thorough contract so there are no surprises for them or for you. We also strive to create an environment that encourages repeat renters. This means your property will be rented more often and we develop long-term relationships with good renters.

Damage Deposit

While we strive to find the best renters for your property, there can be no guarantees that a renter we are unfamiliar with will treat your property perfectly. In addition, accidents can happen, even when the best renters are staying at your property. To offset potential damage costs, we hold a damage deposit. The credit card number of the renter is held until the property has been thoroughly inspected and there is no sign of damage beyond normal wear and tear.

Professional Cleaning Staff

Our professional cleaning staff does an inspection both before and after a property is rented. We always know what condition the property is in and what damage is caused by renters. We can also keep tabs on potential upcoming repairs due to regular use of the home. We have connections with contractors who can fix any damages or provide regular maintenance. With our detailed inspections, there are rarely any surprises when it comes to damaged property. You can have peace of mind knowing that your property is cared for after each and every rental.

Processes and Policies

The processes and policies we have in place at Breckenridge Resort Managers allows us to minimize risk for property owners. We set policies in place that prevent or penalize bad renters. If damage does happen, you will always be aware of how we handle the damage, and we will contact you as soon as we are aware of any potential problems. Contact us to learn more about how we can care for your property so that owning a vacation rental is simple and easy.

Why Locals Love Summer in Breck

World class skiing is what comes to mind first when you think of Breckenridge. However, this charming mountain town isn’t just for winter sports. Locals in Breck have a saying: “Come for winter, stay for summer.” There is so much to do and see that you can stay just as busy in Breckenridge in July as you can in January.

Ideal Weather

While temperatures soar all over the country during the hottest summer months, Breckenridge holds steady at a comfortable 70-80. The high altitude and dry air keep temperatures pleasant even during the longest days of summer. At night, the air cools down and offers the perfect temperature for a bonfire. Forget heat and humidity, Breck offers sunny days and relaxing, cool nights.

Outdoor Sports

Even though the ski slopes have thawed out, there are still plenty of outdoor sports to do in Breckenridge. The abundance of trails make hiking and mountain biking the two most popular outdoor sports. Trails can be accessed right in town, so you can be out in the wilderness in minutes. In addition to biking and hiking, fishing is also popular in the high country. Catch a trout in one of the pristine, high alpine lakes around town. If you are up for even more adventure, try a scooter tour with the sled dogs at Snow Caps.

Motor Sports

There is no shortage of jeep, ATV and dirt bike trails to explore when you want to go a little further than your feet can take you. Some amazing mountain passes can only be summited with a high clearance, 4×4 vehicle. You can download White River National Forest Motor Vehicle Use Maps with this link. For trail opening dates and conditions contact the Dillon Ranger Station. As you take off in your motorized vehicle, be sure to respect forest service postings and rules about what is allowed on roads and trails. The high alpine environment can be fragile; take care to follow the rules so that you and everyone else can enjoy it for years to come.

Dining and Shopping

When you are done adventuring, Breckenridge offers excellent dining and shopping. Take advantage of the many porches and patios throughout town to enjoy an al fresco meal in the fresh mountain air.

Festivals

In addition to all of the great amenities that can be enjoyed every day, Breck locals also love all of the festivals that happen over the summer. It is the perfect opportunity to get out, mingle with your neighbors and meet new friends. Outdoor concerts, art festivals, Fourth of July celebrations and more draw a diverse crowd of locals and visitors. There is always something to do in Breck, whether it is an outdoor movie, an art class, a science workshop for the kids, or a bike parade. When you are not enjoying the wild, mountainous surroundings, you can find entertainment and activity in town. Locals love Breck for the sense of community that they find there all year long. Our Favorite Hiking Trails in Breckenridge

Summer is a glorious time to wander through the woods, slopes, peaks, and brooks that surround Breckenridge on all sides. Whether you are a family looking for a hike all ages will enjoy, or you are out to conquer a fourteener, Breckenridge trails have something to offer for everyone.

When you set out, aim to hit the trail early in the morning. Afternoon thunderstorms roll in almost daily and getting caught in the lightening at high elevations can be very dangerous. Pack snacks and water. You need to stay hydrated even on a short hike, and you never know when you might encounter a problem that could delay you. Having a granola bar handy can stave off emergencies. Bring layers. A brisk morning can become very warm in full sun, or a single cloud can dramatically drop the temperature. Rain or even snow can come up in the blink of an eye. Stay prepared with light and easy layers and don’t forget a hat, gloves, and sunscreen. Now that you know the basics, you are ready to head out.

McCullough Gulch

McCullough Gulch is an extremely popular hike, for good reasons. The terrain is interesting, the end destination is a stunning waterfall, it is easy to access, and short enough to accomplish in a few hours. It is an in and back trail that is 1.3 miles, one way. Some of the terrain requires a bit of hiking up and over rocks and around wet, muddy patches. This is a great trail for families that have done a bit of hiking before, but aren’t quite ready to log long miles. This is also an ideal trail when you are headed out alone, because there is a steady stream of fellow hikers. There is no danger of getting lost or stranded on this trail.

Access McCullough Gulch off of Highway 9. Head toward Hoosier Pass from Breckenridge and turn right on Blue Lakes Road or Forest Road 850, take another quick right on Forest Road 851 and follow it to the gate. Park here and follow the well marked trail.

Peaks Trail

The Peaks Trail is about nine miles one way. It runs from Breckenridge to Frisco. It meanders through forests, along streams and through clearcuts. You are sure to catch spectacular glimpses of the Tenmile Range all along the trail. Stunning wildflowers are also an added bonus. The Peaks Trail can be accessed from the base area of Peak 7 and drops out at the Rainbow Park Trailhead in Frisco. This hike is ideal if you don’t want to use a car. You can easily start on the Gondola to Peak 7 and then take the Summit Stage from Frisco back to Breckenridge. This hike is also a popular mountain bike trail, so expect some bike traffic and be courteous to one another.

Quandary Peak

No list of hikes in Breckenridge would be complete without including Quandary Peak. Quandary is one of Colorado’s famed peaks above 14,000 feet. The trail is only 3.1 miles to the summit, but it includes a challenging 3,330 feet of elevation gain. It is imperative to start this hike early in the morning to avoid getting caught above timberline in a dangerous thunderstorm. While Quandary Peak is challenging, most avid hikers can complete this trail to the summit without complication. It does not require any technical or mountaineering skills. It is a very popular trail, so you are sure to meet some new hiking buddies along the way. The trailhead is visible from Highway 9 and can be accessed from Blue Lakes Road.

Detailed Trail Information

For detailed information about all of the trails in the area, including topographical maps go to the unofficial Dillon Ranger District webpage. You can enjoy Breckenridge in a whole new way when you take to the trails in the summer. Try one of these three trails on your next visit.

Extra Amenities to Attract Families to Your Vacation Rental

Is your Breckenridge vacation rental family friendly? Have you thought about the amenities that a family with children will need? We have!

Families prefer vacation rental homes, instead of the traditional hotel room, for a variety of reasons. With a condo or townhome, they can put their children to bed and then stay up and enjoy adult company without having to worry about waking up kids. With a kitchen to make food and space to run around and play, families are more content and at ease and can enjoy their vacation more.

Appealing to families is a great way to add value to your vacation rental. Here are a few  simple upgrades to make your vacation rental in Breckenridge stand out from the crowd.

Family Friendly Kitchen

Kids and small children need booster seats and highchairs but these items are notoriously difficult, if not impossible to travel with. They are an inexpensive addition that may make all the difference for your renters.

Bunk Rooms

For family gatherings, the more kids you can get into a bedroom, the more space adults can enjoy. Making one or two bunk rooms that can accommodate 3-4 people can make a home a lot more enticing to a large family or a gathering of two or more families.

Pack ‘n  Play

Along those same lines, having a pack ‘n play available can be very helpful. They fold away, so they won’t eat up a lot of space in your rental, but it is so convenient not to have to bring one if you are traveling.

Game Room

A family with teenagers will be looking for entertainment. A game room equipped with a pool table, ping pong table, or air hockey will attract families with older kids. Having a well stocked cabinet of board games and larger group games can also be a perk that will be remembered. An entertainment center well stocked with family friendly movies can help spend time together and relax.

A Place for Gear

Families generally have to travel with a lot of stuff. Whether it is skis, bikes, or other outdoor gear, have a designated place to stash items that shouldn’t be left in the car, but don’t need to be in the way. A garage, mud room, porch or entry way can be ideal for these items. Consider installing a ski rack or a bike rack. Easy gear storage will attract families seeking adventure.

Child Safety

Consider installing child safety locks on cabinets with dangerous materials. Cleaning products, trash cans, and other households items attract curious little hands. You can give parents peace of mind and help them relax knowing that their toddler can’t accidentally get into something dangerous when their back is turned.

Savoring Time

It doesn’t take much to make a vacation rental ideal for families. When families stay in your rental and have a fun time, they may choose to make your vacation rental a family tradition. Enjoy families returning year after year when you make your home an easy place for families to savor time together.

Our Favorite Tree Runs in Breck

Trees are a great way to get out of the crowds, find fresh powder long after a snowfall, and challenge your skills. Keep in mind that there are risks when you ski into the trees. Go with a friend, or tell a friend where to look for you at the end of the run. And, always wear a helmet. That said, here are the best places to tear it up in the trees.

Ore Bucket

Ore bucket is a great place to hone your tree skills. Only blue and black terrain can be accessed from this area, so you are sure to be skiing with other similarly skilled skiers. Take a right off the Independence SuperChair. Head towards Monte Cristo, then go towards your left where you can drop into the trees at Ore Bucket. The hill isn’t too steep through Ore Bucket allowing you to take some more generous turns around the trees. You can finish up with Monte Cristo all the way back to the Independence SuperChair or take the Zendo Chair over to Peak 6.

The Burn

The Burn is spread out, offering plenty of lines to maneuver through. If you want to try out a tree run, The Burn is a great place to start. Take the Falcon SuperChair and make a hard right when you unload. Follow Crystal under the lift. You can take a left into the trees. You will come out on Upper Lehman, so keep an eye out for other skiers on this popular run.

Needle’s Eye

Rightfully named, this tight tree run is for the experts. If you are starting from the bottom, take the BeaverRun SuperChair and unload to the right. Head past The Overlook and follow Volunteer to the left of the C-Chair. A little more than halfway down Volunteer you can drop into the dense trees though a gate on the left. Needle’s Eye can be closed from time to time, so don’t cross any gates or rope lines.

Haunted Forest

If your skiing with the kids and want to give them a chance for adventure, check out the Haunted Forest or Ripperoo’s Forest. Both of these tree runs are designed for kids to try out some new skills, while parents can still keep a watchful eye. These runs are perfect for family adventure, and will set your kids up to know how to navigate tree runs in the future. Both runs can be accessed from the Quicksilver SuperChair.

Breckenridge has so much terrain to offer. Don’t hesitate to try something new and head into the trees. There are tree runs for advanced and intermediate skiers, and even kids!

5 Upgrades to Add Value and Appeal to your Breckenridge Vacation Rental

With the off season quickly approaching, now is the perfect time to start planning upgrades to enhance the quality and appeal of your Breckenridge vacation rental. If the goal is to ensure your vacation rental home appeals to more potential vacationers next season, strategic upgrades will help you attract more guests and increase rentals. As you begin to consider upgrades, you should consider upgrades that will also increase the overall real estate value of your home. Many potential upgrades can be attractive to vacation renters, but if you choose the right projects, they will also add value to your home over the long term.

Below are five upgrades that can serve the dual purpose of attracting vacation renters, as well as adding value to your home.

1) The Kitchen Adds Function, and Creates Value

The kitchen is the heart of the home and many renters choose to rent a home or condo instead of a traditional hotel because it allows them to sprawl out with their family, and create family memories. A functional and inviting kitchen with updated appliances and plenty of seating will attract vacationers. Consumer Reports informs that having updated appliances and an attractive, granite countertop can boost the value of your home 3-7%.

Renters Tip: List all of the extras you have available such as a crockpot, grill, griddle, etc… anything that you think might be helpful for a renter. Renters will know they can save money by not eating out, and can allocate more of the budget to housing.

2) The Basement Can Hold Value, and Memories

Many renters are keen on plenty of space for their children and family to be able to spread out in, enjoy, and create memories. A finished basement is the perfect place for a large family of renters to recreate in, play video or board games, or have family movie nights. The more entertaining space available in your home, the more appealing it will be to vacationers with larger families. Buyers are also looking for multi-use spaces for their use, and a finished basement adds to the overall usable square footage and offers space for a home theatre, office, game room, exercise room, or playroom. The possibilities are endless and a basement can be easily customized by the buyer, and enjoyed by a renter.

Renters Tip: Including a pool or ping pong table or entertainment center in the basement will make your home appealing and unique.

3) “Eco” is Not Just for Show

Energy efficiency and sustainability is a growing concern with today’s vacationers, and “eco tourism” is a growing sector in the vacation rental industry.  Making your home energy efficient and sustainable can be very appealing to renters, and can significantly reduce your energy bills, which will help keep holding costs down. Adding Solar panels, recycling centers, timed and motion lights, smart thermostats, or entire home energy management systems is unique and attractive for vacationers looking for the ability to vacation with a conscience. Adding these smart technologies to your home can provide property value for prospective buyers, who are looking to purchase a home with low energy costs, and eco-friendly impacts.

4) Bathrooms Are the Hidden Superstars of Homes

An updated bathroom may not necessarily draw in additional renters, but an unattractive bathroom will prevent them from returning. When you rent your property frequently, a bathroom can develop wear and tear quickly. While it may be perfectly sanitary and clean, stained grout, shower doors, and vanities can be very off-putting. Put some time into the bathroom to re-grout if you need to. You may want to consider adding granite counters, new cabinets, a large tub, or improving your shower heads. This Old House points out that even a new toilet seat can make a difference. Luxury bathrooms will keep guests happy and add long term value to the house as well.

Renters Tip: Be sure your bathroom is well stocked with toilet paper and small toiletries such as shampoo and soap.

5) Outdoor Attractions Are in Demand

Guests love to spend an evening around the fire, sitting on the patio set, grilling at the pit, or enjoying the hot tub to truly make vacation memories. An outdoor patio that makes it simple to enjoy the outdoors will attract renters, set your property apart from others, and be an attractive sales feature for prospective buyers. Creating a space outdoors that feels like an extension of the home is an easy way to add value, and improve the experience. A few paving stones, some nice patio furniture, a fire pit, and a little thought put into the landscaping will do the trick, and provide a new level of enjoyment for guests.

Renters Tip: Make sure seating is available. Patio chairs will do, but something whimsical like a hammock or a porch swing will really make a really nice impression.

A High Return

Try these five tips to attract more renters and add value to your home. An investment in your rental house can mean more revenue from renters, as well as a higher overall value when you are looking to sell.
