Description
Traditional ski lodge architecture, with grand walls of windows and multi-level gabled roofs, sets the scene from the moment you arrive. In the living area, several plush couches and easy chairs are arranged around the fireplace, set on top of a thick rug. Exposed wood beams are suspended in the vaulted ceiling above, and on the wall hangs a large TV that's connected to a state-of-the-art stereo system. Next to the fireplace, a wet bar has a wine fridge that's excellent for entertaining guests. The views from this room are truly awe-inspiring. Look out the window over the tips of pointed pines to the slopes of Breckenridge. Slide open the doors in the living area to step onto the main balcony, where four adirondack chairs are set up to make it easy to take in the view.
Opposite the wall of windows, the kitchen is lit by modern lighting designs that reflect off the stainless steel appliances and polished granite countertops. The wraparound breakfast bar that divides the kitchen from the living area has seating for four in sumptuous wood and leather bar chairs. A double oven, ample counter space, and a 4-burner gas stove make it easy and enjoyable to cook a homestyle meal for the group.
Across from the kitchen, a large wooden harvest table has seating for eight, and backs up to a second outdoor deck set within the trees. A traditional chandelier hangs overhead, creating a warm ambiance for dining with family and friends. There's also a convenient powder room just off from this open space, and a washer and dryer to make extended stays easier.
Head up to the third floor to find the Master Bedroom, where every inch is designed to bring together rustic comfort and absolute luxury. From the chandelier ceiling fan to the gas fireplace and natural wood dresser, it's a place of serenity high in the mountains. A king-size bed sits in the middle, flanked by a rocking chair, TV, and door to your own private deck. The attached Master Bathroom has a double vanity, tub, and stand-alone shower, as well as a spacious walk-in closet.
One floor down, the guest bedroom also sleeps two, with a king-size bed. This room connects with the second guest bedroom, which has a queen-size bed and a TV, through a Jack and Jill shared ensuite bathroom, which has a single vanity and a shower/tub combination.
The fourth bonus room is a bunk room that also doubles as an additional living space. A standard twin-size bunk bed can sleep two guests, and a full-size pull out couch can sleep another two people. A separate sofa and a coffee table create a lounge space around a large TV that makes it a perfect area for calm movie nights in with the family. The attached ensuite bathroom has a shower/tub combination.
While the home's beautiful interior is enticing enough on its own, the outdoor spaces offer even more allure. A large outdoor hot tub is the perfect amenity for enjoying the Breckenridge hillsides. You'll never tire of the spectacular views from the back deck, and when you're ready to spend a day skiing or hiking, the resort is only a few minutes away.

Excellent, 5/5! We enjoyed our week-long stay to ski at Breckenridge. The place is very spacious, especially the kitchen and main living space are huge and very tastefully decorated and functionally furnished. The view is simply extraordinary: looking out the front windows is like looking at a James Niehues resort map. The backyard hot tub is nicely nestled among trees with a heated pathway to reach it. The TV is big and has Roku in "guest" mode which lets you do whatever you need. The kitchen is well equipped and the appliances are top-notch. The only caution I'd say is that the road and driveway are quite steep, making the 10-minute drive to/from town pretty perilous in icy/wintery conditions. You definitely need 4WD and/or chains and to drive slow. Overall, highly recommend, we loved our stay!Cosmos - Posted: 2/25/2024

We loved this place for Thanksgiving and it was perfect for our family! We have stayed in many places around summit county, but the view from this place was breathtaking. We even had a cute little fox come up to the front door a few times while we were up there.
4WD is a must because it is icy up Boreas Pass and the driveway is pretty tricky.
All in all, it was perfect and just a 10-15 drive into town.

We came here for a miniature family gathering. We were looking for a renal that would offer a “mountain experience” for our kids - this place did not disappoint. It’s even bigger than it appears in the listing, and everything is oversized but deeply comfortable.

The views! ??
Beautiful home with even better views. Everything was as described. Convenient location, a short 10min drive from town.
The only negative is the driveway. We had AWD and 4WD vehicles and still had some trouble getting in and out due to the snow and the sharp corners of the driveway. However, we would definitely stay again because everything else made it worth it!Kelsey - Posted: 3/9/2022

The townhouse was amazing for my bachelorette aparty of 8. The house and view were beautiful. We had trouble adjusting to the altitude at almost 11,000 feet. Although it is accessible by bus, it is very difficult to get transportation (shuttles and Lyft/Uber) from the townhouse.

Beautiful house that comes fully furnished with everything you will need for your stay. Kitchen is very well stocked with plates, cutlery, and all sorts of pots and pans for all your cooking needs. Hot tub, bbq, and fire pit are great. Having indoor parking in the secure garage is a great feature, too, and there is lots of room for storage of skis in the garage. Location is about a 10 min drive from Main Street, Breck, but if you’re looking for spacious accommodations with a gorgeous view of the mountains and don’t need ski in, ski out access, this is an excellent choice! The stay was great! This home is a duplex, so you share a driveway and have side by side decks. If you're looking for an AMAZING home with everything you could want from a mountain ski house then look no further...
From a convenient two car garage to spacious bedrooms, a HUGE great-room including the kitchen, dining, and living area... to massive comfortable beds, incredible views, and a hot tub seemingly in the middle of the woods behind the house.
The hot tub is a MASSIVE 8 person setup which is just fabulous.
The home is wonderful and everything you'd want. The only downside (but it could be an upside) is the location. Let me explain...
On the plus side, it's not in town and provides that "in the woods" getaway feel. It's quiet, and there is a shuttle that will take you into town. On the downside, it's a solid 12-15 min drive in the snow to go up the hill to get to the house by car. And the shuttle takes a solid 20 min to get you into town due to the extra stops and it drops you at the gondola which means long lines and huge crowds.
Pro Tip: drive or take an Uber and get dropped off at Peak 9 Beaver Run. You can literally walk up to the lift without taking a separate gondola.
There are less crowds, multiple chair lifts, HUGE wide runs, lots of space, super easy access to bar/restaurant/bathroom, a small terrain park if you're not yet Shaun White, and access to Peak 10 which is all black diamonds so it has no lines.
They are easy blacks though in case you're worried.
And last, but not least the house has an incredibly large gas with fake wood fireplace in the living room with a gigantic deer and buffalo head above the fireplace. Nothing says I'm in the mountains of Colorado like this rustic and woodsy touch. Very cool.

The views from the living room area are absolutely breathtaking! The house has a great 2 car garage, heated floors, and top notch amenities. The fire pit and hot tub area was a nice touch. We had plenty of space and were just a short car ride into town. The hosts were very responsive and replied quickly to any questions I had. We had a wonderful time at Emmett's Overlook. The house was beautiful and spacious, with plenty for us to do even if we were confined to the Airbnb due to COVID-19 concerns in town. Also, the hot tub was greatly appreciated after two long days of skiing!
My only criticism of the entire experience is that I thought the listing could've been a bit clearer about the fact that this condo is part of a duplex. Perhaps I missed something, but it didn't matter much as we never heard our next door neighbors and I don't believe they heard us. Nonetheless, this is a great place to stay!

Huge kitchen and incredible views! The perfect place for hosting a large group. Getting to the mountain was fairly easy (by car or shuttle) and we saw wildlife daily (even a moose stopped by). Our family of 8 spent a wonderful Thanksgiving together at this spacious home. Great open space family room and adjoining kitchen to gather round. Roaring fireplaces in great room and master bedroom. Fire pit and hot tub are wonderful additions to the storybook mountain lodge setting. The owners are responsive and helpful. 5 star lodging.
The only negative is that the driveway up to the house is treacherous in snow conditions. We had two SUVs that could get very little traction. We are all Colorado drivers and used to snowy conditions.Lisa - Posted: 11/30/2019

We live down in Denver, but rented this place when family flew in from the Midwest. The location was beautiful tucked up in the trees with an amazing view of Breckenridge mountain! Beautiful home! Well appointed. Jetted bathtub in 3rd floor master bath with large walk-in closet! Great & clean hot tub, easy to operate gas fire pit in backyard. Enjoyed watching the sun rise over the mountains each morning. Kitchen is fully stocked with all you could need for cooking which was very convenient. Check in was super simple, etc. Really, I could not say enough great things about this Airbnb! The house is higher up the mountain than I expected, so breathing can be difficult if you’re not use to high altitudes, so I suggest bringing/buying some canned oxygen just in case :)Kristin - Posted: 9/16/2019

Where to begin? We picked this place because of location and size...and because the pictures were great - but we had NO idea how great! Toby and Lauretta's place is so AMAZING! The views of Breckenridge were breathtaking from the front deck - the pictures don't do it justice, you are looking right onto the entire mountain range, and the backyard is so deep - great for kids to run around and play, with no houses behind. And the firepits and hot tub are private and in an area large enough for our family of 6 (large, boisterous :) teenagers) to all enjoy. The location is great, close to downtown, and even better - a short drive up to the Boreas Pass, which - while not for the faint of heart or smaller car - is an absolute hidden treasure in the mountains. If you are thinking about a house in Breckenridge for your family, I would not hesitate to recommend this home.
Other benefits: well appointed kitchen, with any tool you might need to cook for your family, good sized bedrooms that fit our four (large) teenagers well, awesome fireplace in the living room that came in handy on a rainy day, great selection of games available for said rainy day.... and last, but not least - a pair of curious, friendly foxes that visited daily. DON'T FEED them, they have obviously been spoiled by some humans and are unafraid. But, they were a fun addition to our time lounging on the deck and in the hot tub.

Great house for our family
The home was perfect for my family of three kids (7, 4 and 22 months), my in laws and my mom. There was plenty of space for everyone and it provided everything we needed! The house is fully stocked with kitchen essentials (including blender, crock pot, mixer, etc.) so we were able to have most meals at home. We used the hot tub (towels for the hot tub were provided) which was very relaxing after skiing. The views were spectacular and it was nice for our family to be a little away from the Main Street scene and in a quieter area. We had an Expedition and were able to park it easily in the garage with another vehicle. I don’t know where we would have parked a third vehicle if we had one because the driveway shares with the neighbors and there was too much snow to block them in. The best!!
What an experience. The townhome/cabin is absolutely amazing. Well equipped, clean, nice furnishings, and the views are incredible. Hot tub was awesome as was the fire pit out back. Easy to use and worked perfect. My only advice for people is to acclimate in Denver for a day or more before going to Breck if your staying here, It’s very high up and our whole group struggleded with the altitude (we also came straight from Florida - sea level). Gorgeous- both the house and the views!
This home is gorgeous! I stayed here briefly while in Breckenridge on business, and wished I could have stayed longer. The views overlooking the ski resort and town are unbelievable, and the home is in a quiet location set a little bit up from the road, so in spite of it being a townhouse it felt really private. The kitchen was fully stocked with cookware- the brand new (it appeared) coffee maker was especially appreciated on my early mornings. The house is really spacious and takes up multiple levels, so while I wasn't traveling with a large group I could see how it would be a great choice for families or larger parties.
